The project is the appraisal of 82,345.69+- acres of School Trust Lands within the Boundary Water Canoe Area Wilderness. The valuations will be used to facilitate the condemnation of the lands and the sale of those lands to U.S. Forest Service. The appraisals are necessary in condemnation situations, acquisitions and sales of the property. This is required per state statute.

We have worked with this appraiser over the last 20+ years. The appraiser has always been very cognizant of the project timelines. The appraiser has always delivered on the due date or prior.
The appraiser was selected because of the high quality of work that he delivers. This project was a very unique project due to the vast size of the subject property and the remote location. The appraiser has delivered appraisal work on this same subject property back in 2019. The project did not move forward at that time. This time the project was restructured with the U.S. Forest Service and required new appraisal reports with current effective dates.
The appraisal fees for this project were very reasonable. This is due to the fact that the appraiser had previously valued the same subject property. A lot of the work completed previously was used in this current appraisal assignment. That saved significant money on the appraisal fees. If another appraiser was to complete the assignment the fee would have been triple the price. Maybe more.
The appraiser was on time with all of his work. The appraisal report was technically reviewed by a DNR technical reviewer and passed. The performance and response to changes and revisions was timely and quality.
