The contractor did a good job of getting the work done on a tight schedule. When unforeseen issues arose, I was informed and action plans were discussed.
Evaluate the Contractor’s quality:
The quality of the contractor’s work is excellent. The evaluation of evidence in the retracement of boundaries, dating as far back as the 1850’s, was extremely thorough. The survey report clearly identifies areas of risk/conflict. Several times in the course of the contract I met with the contractor to monitor progress of the job and review problem areas in detail.
The contractors cost was very reasonable considering the quantity of work to be done and the overwhelming amount of complications in this area.
The contractor went above and beyond the duties of performing the contract. I was kept informed throughout the contract of progress as well as problems that were encountered. The contractor used professional judgment to offer solutions but allowed Mn/DOT to have a say in the matter before taking a course of action. Many of the legal documents used to create boundaries are 150+ years old and are difficult or impossible to read as they have degraded over time. The contractor took extra efforts to get better copies thru multiple sources. They also made extensive examinations of the public record to determine title and boundary rights, where deeds conflict. Additionally, the contractor took the time to send his survey work to another surveyor, who was in the process of registering the boundary of a property coincident with, the boundary the contractor was hired to determine.
